With help, I began purchasing investment properties to renovate after university in 2015. After gaining first-hand experience as a buyer, seller, and renovator on multiple properties, I decided to become a licensed real estate agent to help other individuals with this process - not only advising on real estate transactions, but how to assess a property for future growth and accurately estimate costs on home upgrades. FAQ

The first reason I would recommend using a real estate agent is they have access to information that you won't. They can look up previous information about your property, surrounding properties, and if they are a good realtor, will know the market behaviour and trends in the areas you're looking to buy/sell and can give you accurate advice that may save or make you a noteworthy amount of money.

Second, you want to use a real estate agent to ensure all the paperwork is completed accurately and to your advantage. This is likely the biggest asset you are moving and you want to make sure all the i's are dotted and t's are crossed.

Third, having a good real estate agent who prioritizes your house sale or purchase is also a must. It can be a lot of time, energy, and emotion to be involved in a real estate transaction. Having an experienced professional to advise you is valuable.

Fourth, and is just the honest truth that I've learned while buying and selling my own homes privately - is that real estate agents use other real estate agents to buy and sell homes. Selling your house private will reduce the amount of real estate agents who will want to show your home to their clients - as they will lose money and still have to do the work. So if your goal is a faster closing, it may be to your benefit to use a realtor - and don't forget you can negotiate the cost to sell.
While the industry says no, and technically it does depend, my experience in the Hamilton area is yes. Peak buying and selling periods are in the spring to summer (think about folks getting kids settled before school starts, and offloading properties before winter weather hits).

In addition, what gives you the edge as a buyer, is looking at how many days a home as been on the market (or if it has been relisted a few times). The longer it's been sitting on the market the more likely you will have more negotiating power.
I have access to database which tells me what homes have sold for, comparable properties, property value assessments, history of a homes information (potentially previous sale prices, photos, and surveys), analytics on my listings, market trends and dynamics, buyer competition, and house inventory.

A good realtor will be checking into this data daily and be able to tell you what's going on.
Again, a good real estate agent knows there is more on the table to negotiate for than simply the price. Depending on the house and circumstance, you can negotiate for closing dates, appliances, furniture and fixtures, clauses and conditions, financial fees -- everything is negotiable and you want a realtor that can leverage a full deal in your best interest. For instance, in one deal, I defeated the competition by offering a larger cash deposit - while I didn't move on the final price, the client was happier with a cash in pocket now deal. It's important to have a real estate agent who can get creative.
Absolutely. Currently in Hamilton we've seen an in-flux of buyers from the Toronto region who have been snatching up deals from East Hamilton to North end -- but do they really know what they are getting in terms of local value and best neighborhoods to live in? Without local knowledge you may end up overpaying for a property or purchasing in a less desirable location or a location that is not suited to your needs. Using a local realtor safeguards you and one of your largest purchases from this.
